AI for letting agents
Luxxstack builds AI for letting agents. It tracks gas safety, EICR and EPC certificates, keeps right to rent and AML records in order, and helps with Renters' Rights Act paperwork. It prepares and chases, and your team stays in charge of tenants, landlords and decisions.

AI integration programmes
Ready for more than one AI employee?
We build full AI integrations for businesses in this field: agents with real roles, connected to your systems, with people approving what matters. Programmes start from £15,000, typically £25,000 to £70,000+, and we run them for you.
Your plate, lighter
What it takes off your plate
Certificates tracked
Gas safety, EICR and EPC dates are watched across the portfolio, and renewals are chased before they lapse.
Right to rent records kept
Documents and check dates sit in one place, with a reminder when a check is due again.
Renters' Rights Act paperwork prepared
Tenancy records are reviewed for what is missing, and notices and information sheets are drafted for a person to check.
AML paperwork gathered
Identity documents are collected and checked for gaps, ready for your nominated person to review.
Landlords and tenants chased
Missing documents, signatures and replies get a polite nudge in your tone.
Maintenance requests sorted
Incoming requests are sorted by urgency, with replies drafted for you to approve.
The picture
Where letting agents are with AI
Interest is there, but confidence is low, and agents are clear about what they want to keep.
- 53% of letting agencies have no plans to adopt AI or automation, and 76% have had no formal AI training (Inventory Base survey, reported by Property Reporter).
- Agents see value in AI for admin but will not hand over relationships, disputes or tenant selection (Propoly survey, reported by The Negotiator).
- That is how we set it up: the AI does the tracking and chasing, and your people keep the relationships and the judgement calls.

The rules
Renters' Rights Act
The Renters' Rights Act is the main driver for UK letting agents in 2026. These points are from Propertymark guidance as reported by the trade press (see the sources line).
- Phase 1 started on 1 May 2026, and the rollout runs in three phases.
- Agents need to review tenancy portfolios, issue the government Information Sheet correctly and on time (a website link is not enough) and use the revised Section 8 grounds.
- Penalties can reach £7,000.
- Phase 2, which includes the Landlord Database and the PRS Landlord Ombudsman, is expected from late 2026.

Illustrative example
Illustrative: a morning in a lettings branch
Overnight, the AI checks the certificate tracker and finds a gas safety record about to lapse, an EICR missing on a new instruction and a tenant whose right to rent check is due again. It drafts a request for each and lists them in the morning brief. The branch manager approves the messages before anything goes out. This is an example of how it could work, not a client result.

Questions people ask
Can AI help with Renters' Rights Act paperwork?
It can help you review tenancy records, prepare notices and information sheets, and flag what is missing. A person checks everything before it goes out, because the agency stays responsible. This is general information, not legal advice.
Can it track gas safety, EICR and EPC certificates?
Yes. It watches the dates across your portfolio, chases renewals and keeps a clear record of what is held for each property. You approve anything that goes to a landlord or contractor.
Does it carry out right to rent and AML checks?
It gathers and organises the documents and tracks the dates. The checks themselves are done and signed off by the people responsible for them.
Will it speak to tenants and landlords by itself?
Not unless you tell it to. By default, anything that goes to a tenant or landlord waits for your approval.
How much does it cost for a letting agency?
Full AI integration programmes start from £15,000, one workflow or department is typically £2,500 to £15,000, and a managed AI Teammate (from £295 a month) is a low-risk first step. Prices exclude VAT. See the pricing guide.
